Warm sunny days and light traffic make April a wonderful time at the beach. We hope you have an opportunity to visit in the coming weeks to see Bethany’s tulips in full bloom!

During the first quarter of 2023, we continued to experience strong buyer demand, but total sales were down due to the continuation of low inventory levels. We are seeing some appreciation in property values, but at a level that is more in line with a balanced market.

New listings are coming on the market regularly, and there is still time for retirees to find their beach home as we look toward the Summer!  Please give us a call at (302) 541-5207 if we can help.

The South Bethany Town Council has allocated $50,000 in funding for the removal of algae blooms from the town’s canals. The proposed cleanup project would take place in April and May of 2023 by the Delaware Department of Natural Resources and Environmental Control (DNREC). However, if DNREC is unable to complete the work, then the back-up plan is to negotiate a contract with Solitude Lake Management. The Town's Public Works Department would also provide resources to assist with the project. The algae blooms would be relocated to a state park such as the Salt Pond or Fresh Pond near the Fred Hudson Road, subject to DNREC approval.

Happy New Year! As we reflect on 2022, you might recall that the surge in real estate activity we felt in 2020 and 2021 carried into the first quarter of 2022 and then slowed in the second quarter. There was moderate activity in the second half of the year. However, rising interest rates coupled with the continuation of extremely low inventory contributed to a slowdown in both sales and appreciation later in the year.  While there is still plenty of uncertainty about what the state of the economy means for real estate in the short term, we are enthusiastic about the year ahead.

In 2022, we were fortunate to have represented more buyers and sellers in Ocean View than any other agent or group.   If you are considering a purchase or sale, it is never too…

The Delaware Department of Natural Resources and Environmental Control (DNREC) recently announced a $4.685 million project to dredge the main channel of White Creek and a short stretch of the Assawoman Canal northwest of Bethany Beach.  The DNREC project will remove approximately 70,000 cubic yards of sediment, which has built up over the years, to improve boating safety and navigation along the waterways. The sediment that is removed will be recycled and used to restore the salt marsh in the Assawoman Wildlife Area.

Work will begin in January 2023 and is expected to be completed by March 31, 2023.

Frankford officials are waiting on state agencies to give their thumbs-up to preliminary plans for the Town to annex two large parcels of land into its incorporated area, potentially bringing 600 or more homes inside town limits.

Town Council President Greg Welch said this week that the Town is collecting “plan of service” letters from public service agencies to submit to the state Preliminary Land Use Service (PLUS), which will then review the materials and issue its recommendations on whether the Town should proceed with the two annexation requests.

The annexation requests involve two parcels, known as Cress-Parsons and the Lynch Farm. The council had voted in…
