Spring Market Slower in Ocean View, Inventory on the Rise

Hello Spring! Last month, it was our pleasure to share with you that after many years of deficient inventory, we began to see properties coming on the market more frequently. As we start the month of May, this trend continues as inventory in Ocean View is up 20% when compared to the same time last year.

As the chart illustrates, sales activity is down 6% so far this year when compared to the first 4 months of last year. Meanwhile, there is some softening of prices as the median sale price to-date is down 9%.

Spring Market Strong for Bear Trap, Inventory Rising in Ocean View

Hello Spring! Last month, we shared that after many years of deficient inventory, we began to see properties coming on the market more frequently. While inventory in Bear Trap is stable, as we start the month of May, there are 83 properties for sale in Ocean View.

In the community of Bear Trap, the real estate market remains strong. As the chart illustrates, sales activity through April matched 2023 with 12 properties going under contract so far this year. Sales volume is up 8% and the median sale price is up 37% year-over-year. Properties are selling more quickly with 12 days as the median days-to-contract so far this year vs. 39 days last year.

Spring Market Firm in Sea Colony, Inventory on the Rise

Hello Spring! Last month, we shared that after many years of deficient inventory, we began to see properties coming on the market more frequently. As we start the month of May, this trend continues as inventory in Sea Colony has more than doubled when compared to the same time last year. Inventory is growing most significantly on the East. 

The real estate market remains firm in Sea Colony. As the chart illustrates, sales volume is up for both sides of the community. Prices remain stable on the West, but the market is showing some softening on the East.

Spring Market Firm in Bethany-Fenwick Area, Inventory on the Rise

Hello Spring! Last month, we shared that after many years of deficient inventory, we began to see properties coming on the market more frequently. As we start the month of May, this trend continues as inventory in the Bethany-Fenwick market is up 58% when compared to the same time last year.

The beach real estate market remains firm. As the chart illustrates, sales activity is up 14% so far this year when compared to the first 4 months of 2023 and sales volume is up 19%.  Meanwhile, prices are stable.

North Bethany Bicycle and Pedestrian Study

Provided by Delaware Department of Transportation

The purpose of the North Bethany Bicycle and Pedestrian Corridor Study is to evaluate alternatives to provide low-stress bicycle and pedestrian facilities along SR 1 between Bethany Beach and the Indian River Inlet Bridge, and to develop a conceptual design and cost estimate for a recommended alternative. These concepts will be developed based on the public feedback received to date and the results of the existing conditions assessment. The potential alternatives may include recommendations for traffic calming, median crossover closures/consolidations, shared use path(s), protected bike lanes, dedicated right-turn lanes, sidewalks, and crossing improvements.

Freeman Arts Pavilion Summer Concert Schedule

The Freeman Arts Pavilion (formerly known as The Freeman Stage) has announced its' first summer concert scheduled for June 26th!  Globally recognized musician Michael Franti & Spearhead with special guests Trevor Hall & Bombargo will be the first musical performance to kick off a wonderful summer of concerts located in the community of Bayside Resort.  With their 2022 performance being such a hit amongst concert-goers, Franti & Spearhead's Togetherness Tour of 2024 will stop in West Fenwick once again to bring sunshine to the stage.

This Little Delaware Family Creamery Is A Sweet Country Dream

Delaware is known for being a big producer of ice cream. While we aren’t home to the Ice Cream Capital of the World (thanks, Iowa), we’re sure home to some mighty fine dairies and creameries. One of the oldest in the state, Vanderwende Creamery, is still making some of the best ice cream in Delaware since they opened up their farm 65 years ago.

Vanderwende Creamery is a family-run dairy located in Bridgeville, Delaware. This third-generation farm started with just $35 and six cows in 1954 and has since grown to a 4,000 acre, 225 cow operation!

You can meet many of their friendly Holstein dairy cows when you visit this spring or summer to pick up some of the best ice cream in Delaware.

All Aboard the Bethany Beach Trolley

If you're looking for a memorable ride during Bethany's summer season, look no further than the Bethany Beach Trolley!  Beginning the Friday before Memorial Day and ending mid September, the trolleys run continuously between 9:30 am to 10:00 pm, making it the perfect opportunity to catch a ride just about anywhere in town!  Hop aboard one of two trolleys for a single route transportation through the Town of Bethany that is sure to impress all.

The trolley leaves location #1 on the half hour starting at 9:30 am.
