The Delaware State Housing Authority (DSHA) and Discover Bank announced a significant milestone in their long-standing partnership to expand homeownership opportunities for low-to-moderate-income residents across the state. Over the past decade, the collaborative lending program has provided more than $500 million in mortgage financing to 2,780 first-time homebuyers with household incomes at or below 80 percent of the area median income.

Complementing the more than $500 million in mortgages originated, the program generated more than $5 million in additional subsidies. The subsidies enabled DSHA to offer mortgages with consistently below-market interest rates, furthering affordable homeownership prospects for Delaware…

One of the most memorable landmarks in the Town of Bethany Beach has to be the towering sculpture known as Chief Little Owl.  What is not so commonly known, is that artist Peter Wolf Toth has created over 70 statues in the US, Canada and Europe, all to honor the indigenous peoples of North America. Toth's project named "Trail of Whispering Giants" began in the 1970s, and at his studio in Edgewater, FL, he carves small wooden statues to support himself and to create more Whispering Giants that honor indigenous peoples that suffered injustice.

During the month of May, 3 properties went under contract in the community of Bayside.   This compares to 4 properties at the same time last year, and 4 in May of 2022. There is some softening of values, particularly for single family homes where we have seen a notable rise in inventory (13 properties for sale vs. 6 at this time in 2023).

We are happy to be seeing so many of you enjoying the first bit of summer at the beach during the last few weeks! During the month of May, 35 properties went under contract in the town of Ocean View.  This compares to 30 properties at the same time last year, and 17 properties in May of 2022. Overall, values are stable in Ocean View to-date when compared to last year.  Inventory is up just slightly with 87 properties currently listed for sale versus 77 at this time last year.

Bayside Market Update

Hello Spring! Last month, we shared with you that after many years of deficient inventory, we were starting to see properties coming on the market more frequently. As we start the month of May, inventory in Bayside is up 33% when compared to the same time last year and inventory in the greater Fenwick-Selbyville area is up 42%.

In your community of Bayside, the real estate market remains strong for Sellers! As the chart illustrates, sales activity through April was up 53% with 29 properties going under contract so far this year! Sales volume is up 50% and the median sale price is up 10% year-over-year. Properties are selling more slowly with 30 days as the median days-to-contract so far this year vs. 14 days last year.
